										<content:encoded><![CDATA[<p><strong>Sea Level </strong><span style="color: #000000;"><b>Restaurant</b></span></p>
<p>Seger Architects was commissioned to design the new Sea Level restaurant in the historic seaport city of Newburyport, MA. Sea Level is a successful, waterfront seafood restaurant currently in Salem ,MA. The Owner, currently operating Sea Level and another more upscale waterfront establishment is looking to expand his waterfront based fare to this toney, historic community.</p>
<p>Seger Architects was commissioned to fit-out the new Sea Level restaurant in the iconic Newburyport building, the Firehouse Theater.</p>
<p>Working with the existing fabric Seger Architects is introducing a modest addition to expand dining space and creating an “outdoor room” with a structured permanent pergola structure topped with a double, hipped roof canopy. This will allow for <em>al fresco</em> dining and expand the seasonal outdoor dining experience at this waterfront venue.</p>
<p>The restaurant will be completely renovated to include a large, full bar, Oyster Bar, dining area and full kitchen. As part of the agreement with the theater owners and the City of Newburyport the Owner will be renovating and modernizing the existing toilets which are open to the public and part of the Chapter 91 waterfront license offering a facility of public accommodation.</p>
<p>To expand the <em>al fresco</em> dining experience on both the downtown fronting façade and rear waterfront facing façade, upward acting glass overhead doors will be added to connect the indoors to the outdoors.</p>

										<content:encoded><![CDATA[<p><strong>Clarendon Hill Towers Apartments Administration Building</strong></p>
<p>The Clarendon Hill Towers Apartments complex in Somerville, MA is a 12 story, three building, 501 unit affordable housing community on the corner of Broadway and Alewife Brook Parkway. The complex is a combination of tenant and management company ownership which is unique for this project type.</p>
<p>The administration for the complex was located in former rental units within the three 12 story tower buildings. The initial project was to implement renovation to the 501 units and common areas. To free up more units for waiting families a proposal was made as part of the overall renovation of the complex to erect a separate, new administration building to house these programs and place the currently occupied rental units back on the housing roll.</p>
<p>As part of the management company of Connolly &amp; Partners LLC/ First Hartford Corp’s mission to “green” and make safer their holdings the decision was made to have the new structure achieve LEED status.</p>
<p>The new building was located at the junction of the three tower’s entry points and pathways from the richly landscaped forecourt reach out to each building to knit the structures visually and physically. Centrally located and consisting of equal program representation of the Tenant Management Group and Property Management company the program reflects the true collaborative spirit alive at the complex today.</p>
<p>Awarded LEED Silver status the building went on line in 2010 and is a hub of activity and a welcome center for new and prospective tenants.</p>
<p><strong>Highlights:</strong></p>
<p>LEED Silver status -  green roof, PV powered tower lighting for 24 hour illumination off the grid, sustainable materials, efficient systems and drought resistant plantings.</p>
